Description:
This project allowed us to transform a single-business commercial retail space into five tenant suites, each customized to individual tenant needs. The scope included delivering interior white box spaces with new ADA-compliant restrooms and upgraded flooring, including polished concrete, carpet, rolled vinyl, and VCT. Additionally, we enhanced the entryway with new interior and exterior signage packages. The work required new mechanical, electrical, and plumbing systems, as well as interior build-out features such as steel stud framing, drywall, an acoustical ceiling grid with mechanical distribution, hard and flex ducting with new supply and return grills, new electrical subpanels, and Title 24-compliant LED lighting.
Building-wide improvements involved structurally retrofitting the wood-framed stucco building with a panelized roof structure, installing new rooftop HVAC units, an 800-amp standup section, an upgraded fire sprinkler system, and a fire life safety system. Exterior enhancements included new facades, metal awnings, storefront glazing systems, hollow metal door assemblies, ADA markings, and bike racks. Site work encompassed rough and fine grading, underground utilities—including sewer, domestic water, dirty water, and electrical—along with site concrete curb and gutter installation and asphalt paving.
These upgrades resulted in a fully revitalized shopping center, enhancing functionality, safety, and aesthetics.
