This project provided us with the unique opportunity to transform an existing commercial retail space from housing one business to housing five different tenant suites, each built out to the individual tenant’s needs. This project scope included delivering an interior white box space with new ADA-compliant restrooms, flooring upgrades including concrete polished flooring, carpet, rolled vinyl and VCT, as well as an entryway with new interior and exterior signage packages.  This scope of work required new mechanical, electrical and plumbing services. The interior build-out work included steel stud framing, drywall, an acoustical ceiling grid and tiles with a mechanical distribution that included hard and flex ducting with new supply and return grills, new electrical subpanels and Title 24 LED lighting packages.

Building-wide improvements included a structural retrofitted wood-framed stucco building with a panelized roof structure, new rooftop HVAC units, a new 800 amp standup section, a new upgraded fire sprinkler system and a fire life safety system.  We also created new exterior facades, metal awnings, new storefront glazing systems, hollow metal door assemblies, ADA markings and bike racks. The site work scope consisted of rough and fine grading, underground utilities like sewer, domestic water, dirty water, and electrical with site concrete curb and gutter with asphalt paving.  Overall, these changes resulted in a completely transformed shopping center.
